Jump start your homebuying experience
GreatStart is a FREE rent to buy program offered exclusively in select Goodwin Knight communities to help bridge the gap between renting and buying a home of your own. GreatStart provides you resources, including up to $10,000, to jumpstart your homebuying experience.
Definitions, Disclosures and Disclaimers:
Seller Concession:

For homes with a purchase price of $335,000 and greater, $800/month can be contributed, up to $10,000.

For homes with a purchase price between $250,000 and $335,000, $600/month can be contributed, up to $7,500.

For homes with a purchase price less than $250,000, $500/month can be contributed, up to $6,000.
Any and all money involved in the GreatStart program will be contributed by the participating homebuilder and is for the exclusive use toward a qualifying home. The renter/buyer will not earn or receive any money outside of these terms.

The term “Renter” is used to describe the person or persons whose name is listed as a tenant on a current lease with a participating Goodwin Knight rental unit. The term “Buyer” is used to describe the same person or persons who transitions from renting a participating Goodwin Knight rental unit to purchasing a home from a Goodwin Knight partner homebuilder.

To earn the Great Start incentive from a partner homebuilder, the Renter must fulfill their obligations in the lease agreement (including, but not limited to, paying rent within the allotted time required by their lease and paying for any damage to the unit not considered normal wear and tear). The property management company will be contacted to confirm that the Renter has fulfilled all of the lease obligations.

The Buyer must enter into a contract with a partner homebuilder while they are a current Renter at a participating Goodwin Knight community. The program is to assist with the transition from renter to homeowner thus this program is only for Renters currently in or entering into a lease at a participating Goodwin Knight community.

Additional incentives may be provided to a Renter who is under contract to purchase a home from a partner homebuilder. For example, going month-to-month after the lease expiration with limited or no rent escalation if the contracted home is not yet ready for purchase.

To be able to utilize the GreatStart incentive, the Buyer must agree to purchase the home directly from a Goodwin Knight partner homebuilder, in other words, the Buyer cannot be represented by a broker to participate in this program. The Buyer agrees to be a direct “customer” to the partner homebuilder. A “customer” is a party to a real estate transaction with whom a broker has no brokerage relationship because such party has not engaged or employed a broker, either as the party’s agent or as the party’s transaction-broker. Any Buyer may contract with any broker in their search for a home, however, entering into a broker relationship will disqualify a Buyer from participating in the GreatStart program for use in its qualifying homes. A Buyer may also use a broker and purchase a home from a partner homebuilder but will not be able to utilize any GreatStart contribution even if that Buyer fulfilled its lease obligations as a Renter.

The Buyer may choose to work with any lender, provided the Buyer has at least one consultation with a preferred lender of our partner homebuilders.

Participation in the GreatStart program is not a guarantee that a Buyer will be able to purchase a home or qualify for a loan. A Buyer must be able to obtain adequate financing for any home purchase.

Other than as specifically set forth herein, the terms of any purchase contract between a Buyer and partner homebuilder are to be negotiated between the parties and are outside this program.

Participating Goodwin Knight rental communities, partner homebuilders and preferred lenders can change without notice and at the sole discretion of Goodwin Knight. Please see a Goodwin Knight property manager for the most up to date information.
